What Are Dues Used For?

  • Maintenance of Three Common Areas
    • Grass cutting April thru October – $1,860 ($60/week * 31 weeks).
    • $675 saved w/spring cleanup; $950 saved w/fall cleanup.
  • Snow Removal & Salt/Sanding Application
    • 4” or less of snow with salt/sand application – 2 passes cost $1,285.
    • 4”- 7” of snow with salt/sand application – 3 passes cost $1,635.
    • 75% reimbursement from the State for 4” or more.

Only 33% of neighbors paid their dues last year – $2,660.

History Shows:

When dues participation was over 50%

  • Snow removal was done when snowfall fell below 4”.
  • Additional sand/salt applications.
  • Community events.

When dues participation fell below 50%

  • Dues amounts were increased.
  • Snow removal was only done when snowfall reached 4”.
  • If the account balance was $5,000 or below at the start of a winter there may not have been snow removal at all.
  • Limited maintenance of the three common areas.

Dues participation of 33% of neighbors cannot maintain a community of 200 homes.

Community Goals

  • All of our neighbors contributing by paying their dues.
  • Snow removal 2” or more EVERY TIME with sand/salt applications.
  • Routine maintenance and improving our common areas.
  • Community events.

Annual Community Meeting – Increase Attendance

At the 2023 Annual Meeting on September 26 we had volunteers willing to fill open positions including President, however there were not enough community members to vote on those positions. Please attend PRCA meetings if you can.
